Beginning around 2010, the developer UIC added contemporary modern infill housing west of Thurman Avenue, and adaptive-reuse projects followed — among them Rockwell Beer Co., which opened in a former electrical-supply building on Vandeventer, and the MaTovu Jewish Neighborhood Center, which reopened in a rehabbed 1920s building in 2018. City Garden Montessori School also put down roots here, moving to Tower Grove Avenue in 2012.

The Garden’s role in clearing the original housing stock has been criticized as gentrification, and that history is part of an honest picture of the neighborhood.
